Retail access is unusually good for a suburb at this price point. Westgate and the NorthWest Shopping Centre, opened in 2015, are both reachable via Hobsonville Road, and Royal Heights serves the immediate area. The Northwestern Motorway provides the link to the city, though it is worth being honest with prospective tenants that this is a car-dependent suburb — the commute is by road, and that shapes who applies.
The 2023 census recorded a genuinely diverse population: 40.9% European, 32.6% Asian, 23.7% Pasifika and 19.1% Māori, with 40.8% born overseas. Massey High School is the main secondary school, alongside Lincoln Heights, Royal Road, Don Buck and Massey Primary — the last of which has been operating since 1925. Family demand here is steady year-round rather than seasonal, which is a real advantage when it comes to avoiding vacancy.
Healthy Homes in Massey — What Usually Needs Doing
Most of Massey’s housing went up during the 1970s and 1980s building boom, and that era has a very consistent compliance profile — which at least makes the work predictable.
Ceiling insulation from that period has almost always compacted below the current minimum and needs topping up rather than replacing. Underfloor insulation was rarely fitted at all. Bathroom extraction, where it exists, frequently vents into the roof space instead of outside. Heating is usually the easiest requirement to satisfy, because living rooms in 1970s and 80s homes are conventionally proportioned and a standard heat pump will meet the calculated capacity.
The one thing we would flag specifically for Massey landlords is that a large share of this stock has had subsequent alterations — garage conversions, sleepouts, enclosed decks.
