Standard 1 of 5 — Heating

Heating

Landlords must provide a fixed heater in the main living room that is capable of maintaining a temperature of at least 18°C. The heater must meet a minimum heating capacity (kW) calculated from the room's size and heat loss.

Standard 2 of 5 — Insulation

Insulation

Rental properties must have ceiling insulation across the entire ceiling area, and underfloor insulation in all accessible subfloor spaces. Both must meet minimum R-value requirements set by the Healthy Homes Standards.

Standard 3 of 5 — Ventilation

Ventilation

All habitable rooms must have openable windows or skylights. Kitchens must have a rangehood or extractor fan that vents directly outside. Each bathroom and toilet must also have an extractor fan that vents to outside — recirculating fans do not comply.

Standard 4 of 5 — Moisture & Drainage

Moisture & Drainage

Properties must have an efficient drainage system. Where there is an enclosed subfloor, a ground moisture barrier (minimum 0.012mm polythene) must be installed to prevent moisture rising from the ground.

Standard 5 of 5 — Draught Stopping

Draught Stopping

Landlords must block gaps and holes that allow unreasonable draughts — including unused fireplaces and chimneys, gaps in walls, floors and ceilings, and doors or windows that no longer close properly.
