Te Atatū occupies a peninsula in the Waitematā Harbour, bounded by Henderson Creek to the west and the Whau River to the east — a setting that gives much of the suburb water on two sides and walkways most Auckland suburbs would envy. It has grown strongly, with 14,454 residents at the 2023 census, up 8.3% in five years, and the median household income of $49,600 sits above the national figure. The Te Atatū Rental Market

Trade Me data currently puts the median weekly rent on the Te Atatū Peninsula at around $645. Current listings show two-bedrooms between $580 and $650, three-bedrooms around $620, four-bedrooms near $900, and five-bedroom homes from $830 to $950. The jump between three and four bedrooms is steep, which reflects how much of the demand here is from families wanting space near the water.

The Northwestern Motorway, built through in the 1950s, both bisected the peninsula and created it as a suburb — between 1945 and 1960 this was the second fastest-growing area in Auckland. The next shift is already scheduled: a Te Atatū busway station is planned as part of the Northwestern Busway, which will give the suburb a rapid-transit connection to the city it has never had. Landlords holding here should understand that as a medium-term value driver, much as the Eastern Busway was for Pakuranga.

The 2023 census recorded 61% European, 21.1% Māori and 17.1% Pasifika residents, with a median age of 35.2. Rutherford College serves the area as the secondary school, alongside Te Atatū Intermediate and three primaries. Late-2010s planning changes have driven noticeable intensification, so newer townhouses now sit alongside the original stock.

The original Te Atatū housing stock is largely 1950s and 60s, built quickly during that post-war growth surge as low and medium-cost housing. It is sound, but it was not built to anything like current thermal standards.

The usual findings are ceiling insulation long since compacted, no underfloor insulation, and bathroom extraction venting into the roof cavity. The peninsula setting adds a specific and important factor: with water on two sides, ground moisture and ventilation matter more here than almost anywhere else we manage. A missing ground moisture barrier under an enclosed subfloor will produce damp and mould complaints on this peninsula that the same house might not produce inland — and those complaints are the most common route to a Tenancy Tribunal claim.

The newer townhouses built since the late-2010s intensification have the opposite profile: good insulation, but extraction and mechanical ventilation that frequently do not meet the standard despite feeling modern. We assess both properly.
