Property Management Services in Auckland
Keyvi offers three services for Auckland landlords — full management, tenant placement, and Healthy Homes compliance auditing. All three are built around the same principle: clear communication, no surprises, and a team that treats your property the way they'd treat their own.
Most Auckland property managers charge 7.5–10% of weekly rent. Keyvi's management fee starts from 6.49% + GST — we're upfront about it because pricing shouldn't be part of the sales pitch. We also offer tailored pricing for landlords with a portfolio of properties. We're not salespeople: our fee reflects real diligence across the three things that actually matter — time, quality and price — and 6.49% is the level that lets us deliver on all three without cutting corners. If someone quotes you meaningfully less, it's worth asking what they're compromising on to get there.
Full Property Management
Our flagship service. You hand us the property, we handle everything — from listing and tenant screening through to rent collection, inspections, and maintenance. You stay informed without being on call.
What's included
- Listing and marketing: Professional photography, listing on TradeMe Property and other NZ rental platforms, prompt responses to all enquiries.
- Tenant screening: Every applicant is assessed against income, rental history, references, and background checks before we recommend them. We only present applicants we'd personally approve.
- Lease preparation and bond lodgement: Tenancy agreements prepared correctly, bond lodged with Tenancy Services within the legal timeframe.
- Healthy Homes compliance: We assess every property against the Healthy Homes Standards — heating, insulation, ventilation, moisture control, and draught stopping — before listing and coordinate any required upgrades. Non-compliant properties can face Tenancy Tribunal penalties of up to $7,200.
- Rent collection and arrears management: Rent tracked every week. Late payments followed up the same day — not at end of month.
- Routine inspections: Scheduled condition inspections with written reports sent to you. You always know the state of your property without having to ask.
- Maintenance coordination: We manage repairs end to end — quote, booking, tradesperson, sign-off. You see it on your monthly statement.
- Owner statements: Full financial statements sent monthly. Every dollar in and out, clearly itemised.
- 24/7 tenant support: Tenants can reach us after hours for genuine emergencies. You don't need to be available on weekends.
- Tenancy Tribunal support: If it comes to it, we document everything and support you through the process.

Our 3-week guarantee: We aim to have your property tenanted within 3 weeks of listing. If we don't, one month's management fee is free. Conditions apply. Subject to management agreement terms.
Tenant Placement Only
Already comfortable managing your own rental but want help finding the right tenant? Our tenant placement service handles the front end — listing, screening, and handover — so you start the tenancy with confidence.
What's included
- Professional listing: Property listed on TradeMe and NZ rental platforms with quality photography and a well-written description.
- Viewings: We manage all enquiries and conduct viewings on your behalf.
- Application processing: Every applicant assessed — income verification, reference checks, rental history, background check.
- Lease preparation: Tenancy agreement prepared to current NZ standards and signed by all parties.
- Bond lodgement: Bond collected and lodged with Tenancy Services correctly.
- Property condition report: Detailed ingoing inspection report completed at handover.
- Handover: Keys handed over, utilities confirmed, tenant briefed on property.

Healthy Homes Compliance Audit
From 1 July 2025, all private rentals in New Zealand must comply with the Healthy Homes Standards. Non-compliance can result in Tenancy Tribunal penalties of up to $7,200 per breach. If you're not sure whether your Auckland rental meets the current requirements, this audit gives you a clear picture — and a plan.
What's included
- On-site assessment: We inspect your property against all five Healthy Homes Standards — heating, insulation, ventilation, moisture and drainage, and draught stopping.
- Written report: A full compliance report documenting the current state of each standard, what passes, and what doesn't.
- Action plan: Clear recommendations on what needs to be done, in order of priority, with estimated costs where applicable.
- Upgrade coordination (optional): We can arrange quotes and manage any required upgrade work through our tradesperson network.
