Auckland Landlord Update: July Rents by Suburb, and a Housing Market in Hibernation

Just 197 homes went to auction across New Zealand in the first week of August — the quietest week since 2023 — while Barfoot & Thompson’s own numbers show Auckland’s average three-bedroom rent sitting at $702 a week as of 31 July 2026. Auckland’s sales market has slowed to what Barfoot & Thompson’s own managing director called “hibernation.” Here’s what happened last week, and what it means for your rental.

Auckland’s Rental Market in July: What the Numbers Say

Barfoot & Thompson released its July 2026 Rental Report on 4 August 2026, based on its own tenancy book as at 31 July 2026.

  • Average weekly rent across Auckland by bedroom count: 1-bed $473, 2-bed $590, 3-bed $702, 4-bed $847, 5+ bed $1,037
  • Highest three-bedroom rents: Central Auckland $954/week, Central Auckland West $830/week, Eastern Suburbs $785/week
  • Lowest three-bedroom rents: Franklin/Manukau Rural $600/week, West Auckland $650/week, South Auckland $656/week
  • North Shore three-bedroom average: $736/week

This is one agency’s own portfolio, not a market-wide index, so treat it as a benchmark rather than gospel. But it’s a useful gut check if you haven’t reviewed your rent against your suburb this winter.

What this means for landlords: if your three-bedroom Auckland rental is priced well under $700 a week, or your area’s own average above, it’s worth a proper market rent check before your next renewal — under-renting by even $30 a week adds up to over $1,500 a year.


Auckland’s Housing Market Was “In Hibernation” in July

New Zealand’s sales market slowed sharply through July, reported by Newswire on 8 August 2026, drawing on data from interest.co.nz, realestate.co.nz and Barfoot & Thompson.

  • Barfoot & Thompson sold 845 Auckland homes in July, down from 890 in June and 957 the same month last year
  • Median Auckland selling price: $945,000 (up $5,000 on June, down $5,000 on a year earlier)
  • Barfoot & Thompson finished July with 5,943 properties on its books and took 1,551 new listings
  • Nationally, 33,252 residential properties sat unsold at the end of July — the largest mid-winter stockpile in 12 years
  • Auction volumes fell 20% in a single week nationally, to the quietest week since August 2023

Barfoot & Thompson managing director Peter Thompson summed up the month plainly: “The Auckland housing market was in hibernation in July. Sales and prices remained consistent with where they were in May and June.”

Sitting underneath this is the Reserve Bank’s 8 July rate rise to 2.50%, the first OCR increase in more than three years, which is now working its way into higher fixed mortgage rates.

What this means for landlords: a soft sales market usually means more people renting for longer instead of buying, which supports tenant demand. But if you’re carrying a mortgage due for refixing, budget for a higher rate than your last one — and if you’re weighing whether to sell or hold, a slower market with 33,000+ homes on offer nationally means less urgency to list right now unless you need to.
