Trade Me data currently puts the median weekly rent in Sandringham at around $625. Across current listings, studios sit near $330, two-bedrooms around $600, and four-bedroom homes up near $840. That is a wide spread for a suburb of this size, and in our experience it comes down almost entirely to condition — a well-insulated, properly heated bungalow and a cold, tired one on the same street are not competing for the same tenant.
Demand here is driven by proximity rather than a train line. Sandringham has no station; it is served by south-bound buses including the Outer Link, with the Northwestern Motorway reached via St Lukes Road. What it does have is distance — seven kilometres to the city, minutes to Mount Eden, Kingsland and St Lukes — which suits professionals and families who want central Auckland without central Auckland pricing.
The suburb recorded 11,514 residents at the 2023 census, with a median age of 34.9 and 43.1% of residents born overseas. The tenant pool skews toward working professionals and established families. Schooling is a real draw: Mount Albert Grammar, Marist College and St Peter’s College all serve the area, alongside Edendale, Balmoral, Maungawhau and Good Shepherd primaries. The Sandringham Road village between Halesowen Avenue and Lambeth Road — much of it still art deco — carries the suburb’s shops and restaurants, and is a genuine selling point when a property is being marketed.

Sandringham’s housing stock is overwhelmingly 1920s and 1930s bungalows, and that era brings a predictable compliance profile. These are timber homes with high studs, generous single-glazed windows and, very often, original subfloors.
The recurring issues are ceiling insulation that has settled well below the current minimum, no underfloor insulation at all, and a living room that cannot be brought to 18°C by whatever heater is currently in it — high ceilings and large windows mean the required heater capacity in a Sandringham bungalow is frequently larger than owners expect. Add unvented bathrooms and unsealed subfloors, and you have the standard list.
