The Takapuna Rental Market
Trade Me data currently puts the median weekly rent in Takapuna at around $850 — the highest of any suburb we cover, and well clear of the Auckland median. Current listings range from about $520 for a studio and $550 to $650 for two-bedroom apartments, up to $970 for a three-bedroom home. Note that the apartment and house markets here behave almost independently: a two-bedroom apartment and a three-bedroom house are competing for entirely different tenants.
Takapuna is genuinely affluent — the 2023 census found 20.4% of residents earning over $100,000, against 12.1% nationally — and that shapes tenant expectations. People paying $850 a week expect the property to be warm, dry and well maintained, and they will move if it is not. Smales Farm busway station provides rapid transit to the city, North Shore Hospital has anchored the area since 1958, and Shore City Shopping Centre has run since 1974. Schooling is a major driver: Westlake Boys and Westlake Girls have a combined roll above 5,100, with Rosmini College alongside them.
Healthy Homes in Takapuna — What Usually Needs Doing
Takapuna is the one suburb where we need to know the property type before saying anything useful, because apartments and houses have quite different compliance paths.
For apartments, the standards still apply in full, but several requirements interact with the body corporate. Ceiling and underfloor insulation are frequently not the owner’s to install — and where the unit is mid-floor, those requirements may not apply at all. What does apply, always, is a fixed heater in the main living room meeting the calculated capacity, and extraction in the bathroom and kitchen venting outdoors. Landlords routinely assume a modern apartment is automatically compliant. Many are not, particularly on heating capacity in open-plan living areas, where the volume to be heated is larger than it looks.
For the houses, the usual picture applies — insulation topped up, underfloor added, extraction re-routed — with the added factor that older beachside properties are exposed and need to be genuinely dry rather than merely heated.
