Glenfield is one of the North Shore’s largest residential suburbs — 16,731 residents at the 2023 census, and an estimated 18,570 by mid-2025. It grew out of the Harbour Bridge: rural until 1959, then transformed within a decade, with the population going from 5,683 in 1961 to 13,335 by 1966. That single fact tells you most of what you need to know about the housing, and about what it needs to meet today’s rental standards. Keyvi manages rental property in Glenfield.
The Glenfield Rental Market
Trade Me data currently puts the median weekly rent in Glenfield at around $690. Current listings show one-bedrooms near $460, two-bedrooms between $560 and $625, and three-bedroom homes around $690 to $700. The three-bedroom family home sits right at the median, which is a useful signal: this is a suburb where the typical rental and the typical tenant are well matched, and vacancy is rarely a structural problem.
Glenfield’s appeal is practical rather than glamorous. It sits centrally on the Shore between Kaipātiki Creek and the Wairau Valley, with good road access in several directions, and Glenfield Mall — which opened in December 1971 as the first shopping mall on the North Shore and was redeveloped in 2000 — anchors local retail. Schooling is comprehensive and all within the suburb: Glenfield College, Glenfield Intermediate, Glenfield Primary, Marlborough Primary and Windy Ridge.
The tenant base is strongly international. The 2023 census recorded 51.7% Asian and 39.8% European residents, with 57.1% born overseas — one of the highest proportions on the Shore. A large share of applicants will have limited New Zealand rental history, and assessing those applications properly is where a good manager earns their fee.
Healthy Homes in Glenfield — What Usually Needs Doing
Because the suburb was built out so rapidly in the 1960s, Glenfield’s rental stock is unusually uniform — which makes the compliance work predictable and, generally, affordable.
The standard findings are ceiling insulation installed decades ago and long since compacted below the current minimum, underfloor insulation absent entirely, and bathroom extraction either missing or venting into the roof space rather than outside. Heating is usually the least of it: living rooms in 1960s Shore housing are conventionally proportioned, and a standard heat pump will meet the calculated capacity without difficulty.
The thing we flag most often to Glenfield landlords is subsequent alterations. A great many of these houses have gained a garage conversion, a sleepout or an enclosed deck over sixty years. If that space is being rented as a bedroom or living area, every standard applies to it in full — and that is where properties that otherwise look compliant fall down.

What Keyvi Offers Glenfield Landlords
One flat service — nothing held back for a higher tier.
- Tenant finding and screening: Listed on Trade Me and the major New Zealand platforms. With 57.1% of Glenfield residents born overseas, many strong applicants have limited New Zealand rental history — assessing those properly is where the work is.
- Healthy Homes compliance: Glenfield’s 1960s stock is uniform and predictable to bring up to standard; garage conversions rented as living space are the usual gap.
- Rent collection and arrears management: Rent tracked weekly, late payments followed up the same day rather than at month end, and a full owner statement every month.
- Routine inspections: Scheduled condition inspections with written reports and photographs, so you know the state of your property without having to ask.
- Maintenance coordination: Trusted Auckland tradespeople. We arrange the quote, the booking and the sign-off; it appears on your monthly statement.
- 24/7 tenant support: Tenants reach us directly after hours for genuine emergencies, so the burst pipe on a Sunday is our problem rather than yours.
Why Glenfield Landlords Choose Keyvi
Keyvi was founded by Varun and Sanjeev — two engineers who own and manage Auckland rental property themselves. We started Keyvi because we could not find a manager we trusted to run a property the way we run our own: detailed, compliant, and proactive rather than reactive.
We are deliberately small. You deal with us directly — not a call centre, and not a junior property manager carrying two hundred properties who meets your tenant once a year. We use AI-assisted tools to keep the admin efficient, which means our time goes into inspections, tenant quality and compliance instead of paperwork.
Our 3-Week Rental Guarantee
Trade Me data shows Auckland rentals typically spend around three weeks on the market. We guarantee it: if we do not have your Glenfield property tenanted within three weeks of listing, one month’s management fee is on us. Conditions apply. Subject to management agreement terms.
