Northcote sits four kilometres northwest of the Auckland city centre at the northern approaches to the Harbour Bridge — closer to town than most of the North Shore, and with a ferry from Northcote Point as an alternative to the motorway. It is also a suburb midway through significant change, with around 1,700 new homes planned through this decade. The Northcote Rental Market
Trade Me data currently puts the median weekly rent in Northcote at around $720 — the highest of the South and central-Shore suburbs we manage, and a direct reflection of how short the commute is. Current listings run from roughly $450 for a one-bedroom unit and $610 for a two-bedroom, up to about $800 for a four-bedroom home.
Two things drive that premium. The first is distance: at four kilometres out, Northcote offers CBD commutes among the shortest on the North Shore, with the Northern Motorway along the eastern boundary and Fullers360 ferry services from Northcote Point. The second is the redevelopment programme — new housing, upgraded infrastructure and a changing town centre have lifted the suburb’s profile considerably, and rents have followed.
The 2023 census recorded 11,541 residents, 62.9% European and 28.5% Asian, with 41.1% born overseas. Northcote College serves over 1,600 secondary students, alongside Northcote Primary and St Mary’s. Northcote Shopping Centre, opened in 1959, remains the commercial hub of the northern part of the suburb.
Healthy Homes in Northcote — What Usually Needs Doing
Northcote is unusual in having two quite distinct rental housing stocks, and they fail the Healthy Homes Standards in different ways.
The first is the older villa stock — some of it dating to the 1880s, particularly around Northcote Point. These are the harder compliance jobs: high ceilings and large single-glazed windows push up the required heater capacity, subfloors are often open and uninsulated, and original sash windows rarely have adequate ventilation without adding extraction. The second is the state housing built in central Northcote in the 1950s. That stock is far more uniform — typically needing ceiling insulation topped up to current minimums, underfloor insulation added, and vented extractor fans fitted in the bathroom and kitchen.
